How to interpret the results
- Cash-on-Cash
- Measures annual return on the money you actually put down (down payment + closing + furnishing). A good target in Mexico: 8-12%.
- Cap Rate
- Net operating income / property value. Useful for comparing different properties without considering financing. Mexican Caribbean: 5-8%.
- Gross Yield
- Gross income / property price. Quick indicator, but doesn't account for expenses. Works as an initial filter — not a final decision.
- Payback Period
- Years needed to recover initial investment considering net annual cash flow. If it shows ">99 years" it means your annual flow is negative — the property loses money each year with those assumptions.
