Real Estate Cost per Lead: Tulum & Vallarta Preconstruction

We cross our Meta cost per lead (MX$75–150) with our CRM funnel and each zone's average ticket to work out what a presale meeting really costs.

Across the Meta campaigns we run for preconstruction projects, a lead cost MX$75–150 at the start of 2026 and spiked as high as MX$500. That price only tells you something once you know how many of those leads end up across the table from a sales rep. Below we run that math with our clients' CRM funnel and the average ticket per zone from our comparison tool, for projects in Tulum, Playa del Carmen, Cancún, Bacalar, Puerto Vallarta and Sayulita.

A cheap lead is not a qualified lead: the math almost nobody does

At the start of 2026, our Meta lead campaigns for presales paid MX$75–150 per lead, and between January and October they hit spikes of up to MX$500 per lead. In our clients' CRM, 60% of new leads become contacted and 20% reach a meeting. Once you apply those rates, the price Meta reports stops being the number that sets your budget.

The formula we use

  • Cost per contact = cost per lead ÷ 60%
  • Cost per meeting = cost per lead ÷ 20%

Run it with the early-2026 range of MX$75–150, then again with the MX$500 spike. The first result is your base case; the second is what your cash flow has to absorb in an expensive month.

What counts as a qualified lead?

In presales, qualified gets used for very different things: the lead who replies, the lead who books a meeting, and the lead who walks into the showroom. With the same Meta spend, each definition produces a different cost, because it divides by a different rate: 60% if you count contacts, 20% if you count meetings. When an agency quotes you a cost per qualified lead, ask which rate they divided by; without that answer, their figure cannot be compared with ours.

If your goal is a full calendar for your sales team, the unit that matters is the meeting, because that is what takes up their time.

How many leads do I need to buy each month?

  1. Count the meetings your sales reps can fit in a month.
  2. Leads needed = those meetings ÷ 20%.
  3. Ad budget = leads needed × cost per lead.
  4. Calculate the budget at MX$75–150 and at MX$500, and sign it off with both scenarios on the table.

Why did my Meta cost per lead rise, and how do I bring it down?

In our campaigns, cost per lead opened 2026 at MX$75–150 and reached spikes of up to MX$500 within the year. The lever you control is how you decide: a campaign at MX$150 per lead that sends more leads to meetings can come out cheaper per meeting than one at MX$75 that never gets past the form. That is why we never pause or scale a campaign on Meta's cost per lead; we use the cost per meeting coming out of the CRM, and we set up tracking (pixel, Conversions API and GA4) before the first ad goes live.

What changes by zone: ticket, buyer and competition

According to our zone comparison tool with average tickets by zone, the average ticket runs from MX$2,900,000 in Bacalar to MX$6,500,000 in Puerto Cancún:

  • Puerto Cancún: MX$6,500,000
  • Sayulita: MX$6,200,000
  • Cancún Hotel Zone: MX$5,800,000
  • Marina Vallarta, Puerto Vallarta: MX$5,500,000
  • Aldea Zama, Tulum: MX$5,200,000
  • Downtown Playa del Carmen: MX$4,800,000
  • Romantic Zone, Puerto Vallarta: MX$4,800,000
  • Bacalar: MX$2,900,000

What should I pay per lead in Tulum versus Puerto Vallarta or Sayulita?

The MX$75–150 range and the MX$500 spike come from our presale campaigns as a whole; we do not publish a separate cost per lead for Aldea Zama, Marina Vallarta or Sayulita, and we will not make one up. What does change by zone is how much you can afford per meeting: the same cost per meeting weighs differently against MX$5,200,000 in Aldea Zama, MX$5,500,000 in Marina Vallarta or MX$6,200,000 in Sayulita.

If you are a foreign developer weighing the Caribbean coast against the Pacific, the useful question is not what a lead costs in Tulum, but what cost per meeting your zone's ticket can carry. In Bacalar, with the lowest ticket in the comparison tool, every peso spent per meeting eats a larger share of the sale than in Puerto Cancún or Sayulita, so lead screening before a rep picks up the phone has to be tighter there.

Buyer and competition: measure them in your CRM

Downtown Playa del Carmen and the Romantic Zone share the same average ticket, MX$4,800,000, on opposite coasts: the ticket does not tell you who buys or how many projects you are up against. That comes from your CRM once every lead source is connected, because that is where you see the contact and meeting rates of your actual buyer in your zone instead of guessing them.

How cost per lead shifts across presale stages

We recommend this sequence: Friends & Family for 1–2 quarters at the lowest price; a presale stage of 6 months, until you complete 12 months of pre-marketing; and presales during construction for 1–2 years, depending on the type of build. Each stage targets a different lead, so cost per meeting should be read stage by stage, not as a project-wide average.

Friends & Family: 1–2 quarters

The lead you want buys on the lowest price and decides fast. Because the window is short, tracking has to be live before the first ad runs: if the CRM is not logging who reached a meeting from day one, the stage ends before you can fix the campaign.

Presale stage: 6 months

This stage completes the 12 months of pre-marketing, and it is where your sales calendar either fills up or stays empty. Here we apply leads needed = meetings ÷ 20% every month, with a base case at MX$75–150 and a spike case at MX$500.

Presales during construction: 1–2 years

Pricing has moved on from Friends & Family, and the sales pitch changes as the build progresses. Over 1–2 years we compare cost per meeting quarter over quarter: if it climbs, the review starts with the CRM meeting rate before touching Meta bids.

Before opening each stage, run through our presale checklist for developers and confirm what is ready before ad spend starts.

Meta, Google or TikTok: which channel for which buyer

Managing a Facebook/Instagram lead campaign costs MX$4,200/month plus VAT, Google Ads MX$4,800/month plus VAT and TikTok Ads MX$3,200/month plus VAT; once ad spend exceeds MX$30,000/month, management is 12% of ad spend. Each package is detailed on our lead generation services page.

  • Meta (MX$4,200/month): the channel we publish a cost per lead for, MX$75–150 at the start of 2026, and the starting point for your cost-per-meeting math.
  • Google Ads (MX$4,800/month): we use it to test whether people searching your zone by name, such as Aldea Zama, Marina Vallarta or Sayulita, reach meetings at a higher rate than Meta leads.
  • TikTok Ads (MX$3,200/month): the lowest management fee of the options; we judge it by the same cost-per-meeting rule before raising its budget.

Meta or Google for buyers from the US and Canada?

We do not publish a benchmark cost per lead for Google Ads or TikTok Ads, nor a gap between English-language and Spanish-language audiences. The way to answer it with your own numbers is to split campaigns by channel and by language, and connect each one to the CRM as its own source (MX$3,500 plus VAT per source). At the end of every month, the cost per meeting for your US or Canadian buyer versus your domestic buyer comes out of your own funnel, not a market average.

Measuring all the way to the meeting: pixel, CRM with scoring and a WhatsApp agent

This is what it costs to set up tracking that takes the math from form fill to meeting:

  • Tracking setup (pixel, Conversions API, GA4): MX$3,900 plus VAT.
  • Professional CRM with lead scoring (2–3 pipelines, WhatsApp, scoring and 6 automations): MX$19,500 plus VAT.
  • Connecting each lead source (Meta, Google, listing portals, forms): MX$3,500 plus VAT per source.
  • Essential WhatsApp agent that qualifies and books meetings (qualifies, books, hands off to a person): MX$14,500 plus VAT, then MX$2,900/month plus VAT.
  • Unified metrics dashboard (ads + CRM + website + social): MX$7,500 plus VAT, then MX$1,200/month plus VAT.

Each piece covers one step of the funnel. The pixel tells you how many forms came in; the CRM with connected sources tells you how many became contacts and meetings; the WhatsApp agent works the step between new lead and contact, which in our CRM is the first filter, where the funnel drops to 60%; and the dashboard lines up ad spend against those meetings so the ÷ 20% math runs without spreadsheets.

The order we build it in: tracking first, then the CRM and source connections, then the agent and the dashboard.

Compare your zone and build your budget

Open the zone comparison tool linked above and pull your zone's average ticket: MX$5,200,000 in Aldea Zama, MX$5,500,000 in Marina Vallarta, MX$6,200,000 in Sayulita. With that ticket in front of you, work through it in this order:

  1. Meetings your sales reps can fit in a month.
  2. Leads needed = meetings ÷ 20%.
  3. Ad budget at MX$75–150 per lead and at MX$500 per lead.
  4. Cost of tracking to the meeting: MX$3,900 for tracking, MX$3,500 per connected source and MX$19,500 for the Professional CRM, plus VAT.
