What an unanswered pre-sale lead actually costs

Across our clients' pre-sale campaigns, a Meta lead cost MX$75–150 at the start of 2026, with peaks of up to MX$500 per lead during the year. In those same clients' CRMs, 60% of new leads move to contacted. The rest is ad spend you already paid for, cooling off in a WhatsApp inbox before anyone opens it.

Now set that against what the lead is shopping for. According to our zone comparison tool with average tickets by area, the average ticket in Aldea Zama, Tulum, is MX$5,200,000, and in Marina Vallarta, Puerto Vallarta, MX$5,500,000. A lead that cost you up to MX$500 and waits until the next morning for a reply may be the opening move of a purchase that size.

That is why, in our lead generation campaigns for pre-sale developments, the destination of the click — the project's WhatsApp line — is set up before ads go live: who answers, with which answers, and at what point the chat moves to a salesperson. Without that loop, raising your Meta budget only grows the pile of leads that never reach contacted.

Qualifying questions that don't slow the conversation down

Our interactive pre-sale checklist lays out what a buyer reviews before putting down a deposit: the bank trust, delivery timelines and penalties. Those are the questions buyers send to a pre-sale WhatsApp line, and we turn them into automatic agent replies. A foreign buyer asking how the bank trust works on a unit in Aldea Zama gets a clear answer on the spot, and your sales team stops retyping the same explanation in every chat.

The sequence we configure is simple:

  1. Answer the question the lead came in with first, using the checklist content.
  2. Then ask one qualifying question at a time, never a block of questions.
  3. As soon as the buyer asks for a person or signals readiness for a meeting, the agent books it or hands the chat to your salesperson.

A buyer who asked about penalties and gets a form back feels screened; one who gets an answer followed by a single question feels advised.

We don't pull qualifying questions from a template: we settle them with your sales team before the agent goes live, starting from what your best closer already asks on the first call and what your CRM needs to separate a meeting-ready buyer from someone still comparing Tulum against Puerto Vallarta. With the Pro agent, those answers feed the CRM score, so your salesperson never re-asks what the buyer already said.

WhatsApp agent: instant replies, qualification and handoff to a human

Our Essential WhatsApp agent costs MX$14,500 + MX$2,900/month plus VAT and covers FAQs, qualification, booking and handoff to a human. The Pro agent costs MX$28,000 + MX$4,900/month plus VAT and adds lead scoring, CRM connection, catalog and attribution reports. Setup takes 1–2 weeks. Plan details are on our AI agents for WhatsApp page.

On top of the monthly fee come Meta's WhatsApp API and AI usage: you pay them directly or we bill them at cost + 15%, with a written estimate before we start.

Will a bot scare off someone about to sign for a MX$5,200,000 condo?

Not if the agent does its job and steps aside on time. It doesn't negotiate price or close: it answers trust and timeline questions, qualifies, books, and when the buyer needs a person, the chat goes to your salesperson. What does scare off someone weighing a Marina Vallarta-level ticket is asking about delivery dates and hearing nothing until Monday.

For high-ticket buyers we recommend two settings:

  • The agent introduces itself as the development's assistant in its first message and says an advisor will take over, so the buyer knows who they're talking to.
  • Meetings are booked with a named salesperson, not with a generic sales team.

What about leads who write in English or late at night?

The agent replies when the message arrives, including outside your sales office hours, and can book the meeting so your salesperson picks it up the next day with the conversation already moving. If part of your pipeline is foreign buyers writing in English, language is set during configuration and written into the quote before we start, alongside the WhatsApp API estimate.

CRM scoring: your salesperson sees the hottest lead first

Our Professional CRM costs MX$19,500 plus VAT and includes 2–3 pipelines, WhatsApp, scoring and 6 automations; implementation takes 2–4 weeks. Each lead source — Meta, Google, listing portals or web forms — connects for MX$3,500 plus VAT per source. Full scope is on our CRM for real estate developers page.

How does your salesperson know who to call first?

When a day of Meta ads floods the WhatsApp line, working leads in arrival order means a buyer who already agreed to a meeting waits behind someone who only asked for a price list. CRM scoring sorts the queue by what each buyer told the agent, and one of the automations can alert the salesperson when a lead's score climbs. The hot lead gets the call; the rest stay in automated follow-up.

Connecting each source separately gives the score something to work with: a Meta lead, a Google lead and a portal lead arrive with different information, and at MX$3,500 plus VAT per source each one lands in the pipeline tagged with its origin.

Do you have to replace the CRM you already use?

We don't start there. The Pro agent is the plan that includes CRM connection, and we review your current CRM before quoting. If it lacks per-project pipelines and scoring, the alternative is the Professional CRM, with 2–4 weeks of implementation.

Measure contacted-to-meeting, not replies sent

In our clients' CRMs, 20% of leads reach a meeting. That's the baseline we measure any agent or score against: if replies go up and that 20% doesn't move, the agent is chatting, not selling.

Our unified metrics dashboard costs MX$7,500 + MX$1,200/month plus VAT and brings ads, CRM, website and social into one view. These are the numbers we put side by side:

  • Meta cost per lead, against the MX$75–150 range from early 2026 and the MX$500 peak.
  • Lead to contacted, against our clients' 60%.
  • Lead to meeting, against 20%, the figure that decides whether the agent paid off.
  • Meetings per campaign, through the Pro agent's attribution reports, so you know which ad brings buyers and not just messages.
An agent that answers everything but doesn't move the meeting rate is a MX$2,900 or MX$4,900 monthly expense plus VAT, not an improvement.

Where to start based on the size of your sales team

Our service recommender asks a few questions about your team and your leads and tells you whether to start with the Essential agent, the Pro agent or the CRM first. As a reference:

  • Small team that can't keep up with replies: Essential agent, MX$14,500 + MX$2,900/month plus VAT. It handles trust questions, timelines and booking while your salesperson is on a site tour.
  • Several salespeople fighting over leads or letting them drop: Professional CRM with scoring, MX$19,500 plus VAT, plus MX$3,500 plus VAT per connected source.
  • Active Meta and Google ads with no idea which campaign drives meetings: Pro agent, MX$28,000 + MX$4,900/month plus VAT, plus the unified metrics dashboard.

Run the recommender today, then book a call with us to get a quote for your project, with the WhatsApp API estimate in writing.
