Across the Meta campaigns we run for our clients' presales in Mexico, a lead cost MX$75–150 at the start of 2026, with peaks of up to MX$500 per lead during the year. Below is the rest of the funnel with figures from our clients' CRM, plus the public price of every piece we build: tracking, landing page, creatives, CRM, WhatsApp agent and campaign management.

What a Meta lead costs for a presale in 2026

MX$75–150 per lead is what our clients' presale campaigns paid in January 2026; peaks of up to MX$500 per lead showed up between January and October of the same year. Whether your project sits in Tulum or Puerto Vallarta, that is the range we plan with, keeping room for stretches where cost climbs toward MX$500. We don't publish the figure split by zone.

Read that cost against the size of each sale. According to our zone comparator, the average ticket in Aldea Zama, Tulum, is MX$5,200,000, and in Marina Vallarta, Puerto Vallarta, it is MX$5,500,000. You can look up the average ticket for each zone in our comparator to benchmark your own project.

At those ticket sizes, a MX$150 lead is not the problem; a MX$500 lead nobody called back is. When cost per lead drifts toward MX$500, we check the creative, the audience and whether the pixel and Conversions API are reporting correctly before touching the budget.

One campaign per stage: Friends & Family, presale and construction

At WebKoi, Luis recommends that Friends & Family run 1–2 quarters, that presale run 6 months to complete 12 months of pre-marketing, and that presale during construction run 1–2 years, depending on the type of build. So yes, you change the campaign at each stage, because what a buyer needs to see before leaving their details changes too.

Friends & Family: 1–2 quarters at the lowest price

This is the lowest price the project will ever have, sold to the smallest audience. Meta spend works on contacts you already own: custom audiences built from past buyers, brokers and referrals. The message is single-minded: this is the lowest price on the development.

Presale: 6 months, completing 12 months of pre-marketing

This is where the Facebook and Instagram lead campaign opens up to cold audiences. The goal shifts from reservations among insiders to leads your sales team can call the same day, and the message covers location, ticket and why buying before groundbreaking matters.

Presale during construction: 1–2 years depending on the build

The longest campaign. The creative stops being the floor plan and becomes the site itself: progress in vertical reels and drone shots of the lot. The goal mixes leads with reach so the project stays in the feed for one to two years of construction.

How much to spend on ads at each stage is something we set per project, with your remaining inventory on the table.

What has to be ready before the ads go live

Setting up Business Manager costs MX$2,500 + VAT and comes first: without it there is no clean ad account and no shared access between your team and ours. Everything else we put in place before the first ad:

  • Tracking with pixel, Conversions API and GA4: MX$2,500 is setup; tracking is MX$3,900 + VAT. Without it, the cost per lead Meta reports and the leads landing in your CRM won't match.
  • Conversion landing page: MX$9,500 + VAT for a single page with form, WhatsApp button and SEO. A bilingual Spanish/English version adds +35% of the project, with a MX$6,000 + VAT minimum. Details on our conversion landing page for developments.
  • Creatives: 3 vertical reels from one location for MX$4,500 + VAT, or the per-property package with 20 photos, a 2-minute video and drone for MX$9,900 + VAT. Both are listed in our photo and video packages for properties.

3D renders and virtual tours are outside our catalog: they are quoted separately with outside vendors. If your presale has no construction to film yet, budget that cost before the first campaign.

Meta instant form or landing page with WhatsApp?

The MX$9,500 + VAT landing page already includes a form and WhatsApp; the instant form keeps the prospect inside Facebook or Instagram without ever touching your site. We don't pick out of habit: with MX$3,900 + VAT tracking and the Meta source connected to the CRM, every lead arrives tagged by format, and we compare in your pipeline which one reaches contacted and meeting more often. That comparison runs on leads from your own development.

From form to meeting: the funnel almost nobody measures

In our clients' CRM during 2026, 60% of new leads moved to contacted and 20% reached a meeting. That 20% is the number we plan with when a developer asks how many leads end up sitting down with the sales team. One caveat: it is measured across all new CRM leads, not only those coming from Facebook and Instagram.

The gap between lead and contact is where most money leaks: every lead that never gets contacted is one you paid MX$75–150 for, or up to MX$500 in an expensive month, and nobody answered. The pipeline continues past the meeting to reservation and signing, which is where you see which campaign actually sold.

The pieces we use so leads don't go cold:

What it costs to run Meta Ads with WebKoi

Managing the Facebook and Instagram lead campaign costs MX$4,200/month + VAT, and launch takes 1 week. The full rate card:

  • Facebook/Instagram lead campaign: MX$4,200/month + VAT.
  • Facebook/Instagram reach campaign in 2 languages: MX$3,200/month + VAT.
  • Ad spend above MX$30,000/month: 12% of ad spend.

All of it is published on our lead campaign services page.

How much should you spend on ads each month? Ad spend sits on top of our fees and we set it per project, based on the stage (Friends & Family, presale or construction) and available inventory. With a cost per lead of MX$75–150 and 20% of leads reaching a meeting, you can run your own math on how many meetings you need and how much spend buys them.

Is an English-language campaign worth it?

The 2-language reach campaign costs MX$3,200/month + VAT, and the bilingual landing page adds +35% of the project (MX$6,000 + VAT minimum). If your target buyer reads in English, both pieces go together: an English ad that lands on a Spanish page loses the prospect on the first click. The cost per lead we publish above is not split by language, so we won't promise that English leads come in cheaper or pricier; we measure it in your campaign from launch with the pixel and Conversions API.

Where to start

Our service recommender asks about your project and returns the recommended service with its price and timeline. If your presale in Tulum, the Riviera Maya or Puerto Vallarta already has ads running and your cost per lead sits closer to MX$500 than MX$150, reach us through the contact page with the development name and the stage you're in: we review your tracking and CRM before proposing to change a single ad.
